Comprehensive Flat Roof Restoration for Commercial and Residential Properties
Flat roof leak diagnosis requires a fundamentally different approach than slope-roof leak investigation because water travel paths on flat roofs do not follow predictable gravity-driven patterns. Water on a flat roof moves based on the slope of the drainage system, which may be minimal or partially blocked, and once it finds an entry point through a membrane failure, it can spread laterally through the insulation layer before manifesting as an interior drip at a location far removed from the actual penetration. ApexShield uses infrared thermal scanning as the primary diagnostic tool for flat roof leak investigation in Carlsbad, NM because it reveals the temperature differential between wet and dry insulation sections with accuracy that no visual inspection method can replicate.
Flat roof seam failures are among the most common repair issues we address on Carlsbad, NM commercial and residential properties. TPO and EPDM membrane seams are heat-welded or adhesive-bonded at installation, and over time, thermal cycling and UV exposure can compromise seam integrity at weaker points. We repair TPO seam failures using properly calibrated hot-air welding equipment that melts the membrane material at the seam line to create a fully monolithic bond, rather than applying adhesive cover strips that represent a temporary solution. EPDM seam repairs use EPDM-compatible tape and bonding adhesive systems that maintain compatibility with the base membrane material.
Penetration sealing failures account for a significant proportion of flat roof leaks on commercial properties in Carlsbad, NM. HVAC equipment curbs, plumbing vents, conduit penetrations, and rooftop access hatches all create interruptions in the membrane plane that require carefully detailed flashing and sealing systems. As these sealants and flashing materials age, they become brittle, crack, and separate, creating entry pathways for water that are often very small in cross-section but capable of passing significant water volumes during heavy rainfall. Our penetration repair process removes all deteriorated sealant, installs new flashing appropriate to the penetration type and membrane system, and applies fresh sealant rated for the specific materials and exposure conditions present.
Flat Roof Systems We Repair
ApexShield's flat roof repair capabilities in Carlsbad, NM cover TPO single-ply membrane seam repair, panel replacement, and penetration re-detailing; EPDM rubber membrane patch repair, seam re-bonding, and edge termination repair; modified bitumen cap sheet lap repair and blister repair; built-up asphalt and gravel roofing repair including alligatoring and ponding correction; and roof coating reapplication for aging flat roof surfaces that retain structural integrity but have lost primary waterproofing performance. We also perform targeted insulation replacement in areas where wet insulation has been identified during thermal scanning, ensuring that repaired flat roof sections restore the full thermal performance of the original roofing assembly.
